The Cost of a Development

After spotting some potential sites, we arranged to discuss this with an architect, who very kindly agreed to do a broad back of the envelope costing, so we could get a sense of how much per unit we would be looking at on any of the 3 sites. The costs looked good and affordable enough, so we agreed with our co-op advisor to pay her, from the crowdfunder money, to do a proper breakdown of costs. Since the pandemic, building costs have increased dramatically, and so we were looking at nearly twice as much for the development, which meant nearly twice as much for rent. So, somewhat depressingly, it's back to the drawing board with us, in the hope that we can manifest something or a magic partner crops up.
